Years ago, only the seller of a home was represented whenever someone bought a home. This created an unfair advantage to the home seller.
Buyer Agency was created so that you as a home buyer would have the option of having an agent represent you when buying a home. In most cases, a Buyer's Agent is paid a commission from the the Seller Agents commission, so you are able to take advantage of a Buyer Agents' full knowledge at NO COST TO YOU!!
Having a Buyer's Agent represent you is a no-brainer, right? Well, maybe and maybe not.
Just like if you were selling a home, interview more than one agent. Find one that you are comfortable working.
As your Buyer's Agent, I will provide you with all of the information and services listed below:

Have access to up-to-date home listings based on certain criteria you that you have provided to them. The agent should also have access to the local MLS. Show you homes, by appointment, based only on your criteria.

Give you any of the information you require to make a sound decision on any home you decide to buy

Work with you to get your financing in place, which may include recommending mortgage lenders, helping to get you pre-approved for a mortgage, and answer any questions you may have regarding your financing

Provide you with a "Reverse" Market Analysis of any home that you may want to buy, so you have the knowledge to make a fair deal and not over-pay for a home.

Write up an Offer to Purchase and Negotiate the best price possible on your behalf and at your instruction.

Recommend all inspections that may be required, as well as recommend home inspection companies, and set up the inspection dates for you.

Review any inspection reports with you so you understand them, explain any inspection issues and recommend ways to deal with any home inspection issues or concerns.

Have an attorney review any Purchase and Sale Agreement (most of the time your bank's closing attorney will do this for FREE since you are financing through that bank)

Monitor all dates on all Purchase and Sale contracts and mortgage financing so that no contract deadlines are missed.

May also recommend moving companies to you.

Work with all parties (the Seller's Agent, your bank's closing attorney, the mortgage company, and any other principals) to set up a mutually agreeable closing date.

Provide you with copies of all documents related to the sale.
